There are too many people who shyly, but with enough courage to admit that they do not have much idea, have come to me asking … “What’s that Basic Project and Execution Project? Should we do it twice or how it works?”

Well, for those who only have 1 minute to read this post, and you worth a shallow definition, you will be ok if you understand these two situations:

– Basic: “Hi Mayor, look at this, I always wanted to build a house with these 2 levels. On the front and sides (raised) it would be like this … and would be located in this plot here, as you can see it has the necessary meters and my house has not overpassed the allowed surface. Besides, I’m not doing no cheating, I’ll be legal and i’ll comply the CTE. What if you give me a license? “

– Execution: “Hello again Mayor, like I said, I will comply with all the rules so, look, I’m excited! The structure will be like this because the terrain is “like that” at the end I will change this partition site (regarding basic) but do not worry, it still meets all the CTE … You can check these memories that are very cool and complete. In the end, I have a very detailed budget for construction,  along with everything else, the house is perfectly defined to be built. I think I deserve a building permit… isn’t it?

It remains very superficial, but at least you got started.

Those who want to know a little more, keep reading (recommended).

First of all, it must be understood that both the basic project and execution project are complementary documents, ie: you can not choose one and forget the other.

What we can do and, in fact, is done, it is to unify the two into a single basic and execution project.

Now you can arise, at least two questions:

– What are the differences between each other in content?

– What it is best for my case, to make them separately or at the same time?

Let’s answer those questions.




After you, the developer, accept previous studies or drafts that your architect has made for you, he will begin to make your project, and may do so in two steps or in only one:

– Basic Project: It has all the information necessary to define the general characteristics and obtain a municipal license, but it’s not enough to carry out the construction works. Minimum content:

· Descriptive and constructive memory, general definition of the building.

· Compliance with the CTE DB SI. (Security in case of fire)

· Floor plans, elevations and sections (scale).

· Summary of budget chapters, ie, without going into details, it is a budget roughly.


– Execution project: Define in detail the building to proceed with construction, that is, at the level of structure, facilities, construction details, full reports, etc … Minimum content:

· Expanded Memory descriptive and constructive.

· Plans foundations, structure, details, facilities, etc.

· Technical specifications.

· Measurements according to the plans presented.

· Budget obtained after applying approximate market prices.





As I said, you can proceed in two ways:

– Correlatively, that is, first the basic project and, later, the execution project.

– Combined mode, that is, both at once, writing a single basic and execution project.

It is the task of your architect to recommend the best option for you, but just in case, I will discuss three main blocks covering 90% of casuistry, and you will have your own weapons in this matter:


1. Small projects

Rio-Verde-1-800x600I don’t mean to belittle your project but a house is a small project, despite for you it is the most valuable and beautiful thing in the world, if you do not believe me, imagine your house right next to the Empire State, it seems a piece of Lego, right?


Most appropriate method: Write together the basic and execution project.

Reasons: Winning time, it is a work that can be projected more or less quickly and you could begin construction immediately without having to wait two distinct procedures at City Hall.


2. Medium-sized projects.

Most appropriate method: Write the basic project and execution separately.

Reasons: Again, to optimize the time, because since the basic project has been delivered, and while it is processing the authorization of the license, (a process that can take 3 to 6 months) they can make and complete the execution project.


3. Projects with various procedures for obtaining the license.


When it comes to a bar or restaurant, kiosks or even chicken roaster (yes friends, the chickens have their own rules), obtaining the license is usually much more tedious because you have to fulfill various administrative procedures as justification environmental qualification. In these cases it is foreseeable that the granting of the license is delayed further.


Most appropriate method: Write the basic project and execution separately.

Reasons: Again, it is very convenient first present the basic project and wait while the execution project is done, because if there are problems during the administrative procedure and the license is not granted at first, you would have won time and money.


One last detail, note the words”most appropriate” . Each case is different, and should be your architect who give you reasons why it is better to proceed one way or another.


For those who have come this far, congratulations, I’ll give a small gift, my definition of preliminary project (Anteproyecto), so you can know even more in matters of architecture projects:

Preliminary project: is the phase prior to the basic project but later than your idea. The difference with other more advanced stages (BP and EP), is that at no time it studies technical aspects, such as the structure or facilities.

So it is the initial document where your architect draws your ideas at an essentially design level. This is, spaces and volumes, both interior and interior designing, generating plans of your project following your desires and needs.
