Today I bring you an introductory post to the 7 biggest mistakes you could make when building your project.
I consider of vital importance that you know them all as soon as possible, at least slightly. You fall into one of them and your project can be a real conviction, believe me, that translated into this world would mean you end totally broke.
Due to their importance, I promise to develop each part in a unique post to go deeper. Also to give you some concrete advice and so I do not extend this article too much, okay?
Then let’s begin:
1. [ENVY] PLANTING THE TEMPTATION
They say that the devil was envious and enticed the infidels, tested their honesty so they fell and he would not be alone in hell. You please do not do the same.
I have spoken a lot about what this error may mean in this post: The biggest mistake you could make in building your home. I invite you to read it carefully.
In short, I explained that you better hire separately your architect, your “aparejador” and your construction company. If possible, they shall not know each other, since it will be the best way to ensure that everyone do a better job towards your interests.
2. [PRIDE] NOT HAVE AN ARCHITECT
I do not conceive an architectural project without an architect. It’s not usual and, in fact, it is not legally permitted.
So, if you have thought you could be able, by yourself, to design and build without an architect, I beg you think twice. Not surprisingly, it is a profession that requires 6 years of study and many years of practice to be mastered. You could be putting some lives at risk and that, unlike money, it is not recoverable.
3. [THE GREED] NOT HAVE A PROJECT
As I argue in this post: The No. 1 source of savings in construction, to have a good or a bad project will mean you save or squander money. But surely, “eating” the project will lead to misunderstandings with the construction company, duplication of tasks, loss of materials, excessive purchase or deficit of material, confusion and, ultimately, all this will mean money losses and cost increasing for you.
If you’re building without a project, shall it be with your child Lego’s Castle. For everything else, contact an architecture professional.
4. [WRATH] TO BUILD WITHOUT LICENSE
We all are in a hurry, and we all want everything now. I know, It also happens to me. I understand that it can be frustrating to wait between 1 and 3 months for the town hall (in Marbella it can be one year or more) to grant your building license.
But if you do not want it to be worst (for example, to be obliged to demolish what has been built), be civilized and do things right, get your license and then, if you want, go to break walls like crazy.
5. [LAZINESS] NOT TO FIGHT WITH THE CONSTRUCTION COMPANY FOR A CONTRACT THAT DEFEND YOUR INTERESTS
Whatever the reason, builders do not have a reputation of charitable souls. Me, in my 10 years of working, I have known people of all kinds in construction and so far I can say that nobody gives anything for free and, of course, no matter how good people are, nobody gives much for less.
Therefore get going because writing a contract with the construction company that defend your interests will depend solely on you.
No one will do it for you.

6. [GREED] TO CHOOSE ONLY BASED ON PRICE
Everyone knows that, with regard to home, cheap end meaning expensive. Well, imagine the economic disaster that can mean hiring the cheapest architect, the cheapest aparejador and the cheapest construction company.
As I said before, nobody here is going to give much for less.
I’ll explain clearly:
1. If the architect is much cheaper, then he will not do his best and he will make many more mistakes.
2. On the other hand, if the budget of the construction company is much cheaper than its competition, they have probably forgotten to budget something and / or will use lower quality materials.
In both cases you will have unpleasant surprises in the future and probably costs difficult to define.
7. [LUST] TO FALL IN LOVE WITH YOUR OWN DESIGN
The passion for your ideas is fine, I like it when you come to my studio with a dream more or less defined and you explain it to me with a child bright in your eyes.
Anyway, you have to understand that an architect designs taking into account many parameters: space, sunlight, the paths of the people in the house, private and public environments, the orientation of the house, hours of sunshine, etc. All this without wasting a single square meter of surface for what you’ve paid good money.
You should know that more than likely, the design you have in mind is sub-optimal so please, allow your architect to advise you and mold your ideas. For sure they will be changes in the right direction.
Well, these have been our 7 deadly sins. I firmly believe that not falling into any will provide you absolute absolution, which, translated into the construction and architecture world, means: the house of your dreams come true.
