As i promised when i started the blog, one of the topics i would cover was going to be where to save in construction (and where not) so here we go!

Today I come to tell you about your main weapon, the one wich will mean greater savings in the process of building, assuming for the moment you only have a nice idea, some money saved and tons of enthusiasm.

Well, the element that will make you save more money, both in building your own house and making a relatively important reform will be: THE PROJECT.

Having a good project will mean getting ordered all the parts of the huge puzzle that makes up your home and… since they will be a few hundred, it’s not an easy task!

Think of it as a big map that will guide the builder from the foundation of your house to the roof without leaving any detail to chance, without giving a chance to misunderstandings, without subjectivity and ultimately,  will totally clear the process and write everything.

And I have not told you the best yet.

A complete project consists of 4 parts that must be in perfect harmony and communion with one another. Let’s see them above:

 

 

1. DESCRIPTIVE AND CONSTRUCTIVE MEMORIES

They are the texts that define in detail your home, the rules that apply in your area, geometry and surfaces, the structural system, what materials will be used, what are walls, floors and ceilings made of… in addition, It must demonstrate that the technical building code or CTE is strictly enforced.

 

 

2. PLANS

The plans visually define the project, by themselves, are almost self-sufficient for the construction, they must contain all necessary information and construction details to execute the work.

 

 

3. TECHNICAL AND ADMINISTRATIVE SPECIFICATIONS

This document, despite being a great forgotten is really important. It rules a huge variety of parameters such as economics or legislatives, but also defines in detail the qualities to be met by materials such as transport and store and, most importantly, how they the different work units should be built. In short, a huge manual of instructions that, unfortunately, because of its length and the so typical “I have done this a thousand times,” it will be checked very, very few times.

 

 

4. MEASUREMENTS AND BUDGET

The icing on the cake, it pays off to hire a good architect for nothing more than this part. Measurements are the document that collects and counts all units of work and amount thereof is in your project. It tells you the amount of materials that you will need to buy and, therefore, will order your economy and your financing since it take into account every corner of the project, each m2 of floor, every wall, each coating, each point of light, each m3 of concrete and, ultimately, all the pieces of the puzzle of which we spoke at the beginning.

 

Can you think of any other tool that can better avoid misunderstandings, repeating tasks, problems… and ultimately, the loss of time and money?

I can not.

With these measurements of your project you will be able to ask price at different builders and all of them will be comparing the same amounts.

In any case, do not forget the project, since the builder needs a full document in order to budget the work. And, if there is not an almost perfect display of information…

How the hell you want no misunderstandings later on something as complex as a building work?

Finally, let me say that a project will never be perfect. It is inevitable, we will always forget things, the thing is to get as close as possible to what will be the reality and delve into every detail and friend, this is only achieved with enthusiasm and desire to work on your project by the architect.

Remember, the project will always be the greatest source of savings (or losses) in the construction of your home.
